MietSense was born from a simple observation: Berlin landlords have a harder time in 2026 than ever before understanding which legal rules actually apply to them — and the few available aids are either anonymous forums or expensive lawyer appointments. A structured, source-based information service sits in the gap.

What we do — and deliberately do not

MietSense analyses public legal sources — laws, BGH rulings, administrative regulations, rent indices, borough notices — structured by your specific situation. You receive an organised overview of the regulations relevant to you in 2026, each with its underlying source.

What MietSense does not do: a legal assessment of your individual case. That is the role of the legal profession and in Germany, under § 2 RDG, reserved exclusively to licensed lawyers. If you need such an assessment, we transparently refer you to our partner law firm.

Who is behind MietSense

MietSense was founded in Berlin in 2026. The founder has worked for several years at the intersection of data analysis and publicly available legal sources, and set up MietSense with the goal of making the legal landscape around Berlin's rental rules navigable — without crossing the line into legal advice. A more detailed introduction will follow shortly.

Four principles of our work

    Every statement is verifiable

    We cite paragraphs, BGH case numbers, borough notices, or rent indices. You can check each point independently.

    We make the line visible

    Where a concrete legal assessment begins, our analysis ends. We mark this transition transparently and indicate when a lawyer consultation is appropriate.

    Currency is duty, not promise

    Our rule set is continuously adapted to changes in case law and regulation. Quarterly, our partner law firm reviews the state of the analytical logic.

  4. 04

    Data minimisation by default

    We collect only what we actually need for the analysis — no names, addresses, or contractual parties. Data is encrypted at rest and deleted after 12 months.
