What MietSense is — and is not
Is MietSense legal advice?
No. MietSense is a structured information service. We systematically analyse public legal sources — laws, BGH rulings, borough notices, rent indices — by your situation. A legal assessment of your specific individual case is the role of the legal profession and is reserved exclusively to licensed lawyers under § 2 RDG. On request, we arrange an appointment with our partner law firm.
Where is the line between information and advice?
We organise the applicable legal landscape: which regulations exist, which sources they rest on, which notification and registration duties apply? We do not assess whether your specific situation is lawful, whether a contract is valid, or which clause you should use. That assessment is a legal service and is provided exclusively by our partner law firm.
Who is behind MietSense?
MietSense was founded in Berlin in 2026. The analytical logic is reviewed quarterly by our partner law firm for currency. A more detailed introduction of the founding team follows on the About page.
Quick Check and report
What is the difference between Quick Check and report?
The Quick Check is a free first overview in four questions. It shows which regulations apply to your situation without going into depth. The structured report (€29) is based on a 13-question form and delivers the in-depth analysis including rent-index comparison, borough authority assignment, and citations.
How long does it take to generate the report?
After completing the 13-question form, the report is generated within minutes and is available for download. A copy is also sent to the email address you provided.
In what form do I receive the report?
As a PDF document for download and additionally as an email attachment. The report contains all sections with citations, rent-index values, and pointers to the responsible authorities — in a form you can review independently and, if needed, take to a lawyer appointment.
Can I update the report if my situation changes?
Yes. Within 14 days of generation, you can adjust your inputs once and receive an updated report without paying again.
Which sources does MietSense use?
Exclusively publicly available legal sources — applicable federal laws and regulations, supreme-court decisions, the Berlin rent index, and administrative regulations and official notices of the responsible Berlin authorities. Every statement in the report is attributed to its underlying source.
Lawyer consultation and partner law firm
What does a lawyer consultation through MietSense cost?
The 20-minute initial consultation through our partner firm costs €89. Representation beyond this — for instance in an active fine proceeding or an eviction case — is agreed directly with the firm under its fee schedule and is not part of the referral through MietSense.
I received a notice from the borough authority. Does MietSense help?
A notice from the borough authority is a specific individual case whose legal assessment is reserved exclusively to lawyers. MietSense can present the underlying legal landscape in structured form but does not replace legal representation. In such a situation, the direct lawyer consultation is the appropriate stage — we arrange an appointment on short notice.
My tenancy agreement prohibits subletting. What now?
Whether a contractual clause is enforceable and what options you specifically have is a legal assessment of the individual case and therefore not the subject of our information service. The report shows which regulations — for instance § 540 BGB on the consent requirement — are in principle applicable to such a constellation. For the concrete assessment, the lawyer consultation is the right route.
Data, payment, and coverage
What happens to my data?
We collect only what we actually need for the analysis — no names, no addresses, no contractual parties. Data is encrypted at rest, automatically deleted after 12 months, and not shared with third parties. Details in our privacy policy.
How current is the information?
Our rule set is continuously adapted to new rulings, regulatory changes, and rent-index updates. Quarterly, our partner law firm reviews the state of the analytical logic. Every output includes the date of the underlying legal sources.
Which cities does MietSense cover?
MietSense currently specialises in Berlin. Munich, Hamburg, and Frankfurt follow in the coming months. You can register interest for an expansion to your city.
How can I pay?
Payment options — Stripe, SEPA direct debit, PayPal — go live with the launch of the report function. At the moment only the newsletter and the free Quick Check are available.
Can I use MietSense as a property management firm?
A specialised solution for property management firms with larger portfolios is in preparation. If you're interested as a manager, write to verwaltung@mietsense.com — we'll add you to the early-access list.
How does MietSense make money?
Through the sale of structured reports. There is no third-party advertising, no sale of data, and no tracking partnerships. Further details on the business model follow with the launch of the report function.
